House Hunting- How to Make Sure You’re Ready For The Big Day!

The time has come for you to take the leap and you couldn’t be more excited.  When you head out to shop for you’re new home you want to make sure you have taken the preliminary steps that will help make this process a smooth one.

Plan Ahead

Before you actively start looking for a home with your agent make sure you are pre-approved for a mortgage. This can take some time so it is important to have everything ready to go so that when you find what you’re looking for you can act fast.

To help narrow down your search know the areas you would be interested in living in. This will easily help you curate a more refined list. If you are not from here ask around, get different opinions from the locals and make sure you have a Realtor you trust. If you have the time before hand, drive around these neighborhoods and try to get a good feel of them.

Know What You Want

Whether you are shopping alone, with a partner or friend it is important to set a concrete budget. Decide on what you are willing to pay a little more for and what you think may not be worth the extra money. Bring a list of your non negotiables when it comes to what you’re looking for, know what your willing to compromise on and remember that no house is perfect.

If you have the time, search the web for homes that are for sale and make a list of what it is you like and don’t like about the ones in your price range. Having a better idea of site influences and amenities that are important to you will keep you on track.

Day Of

The day has arrived for you to get in the car with your Realtor and actively view available homes. There are a few things you can do to help make the day a smooth one.  Plan your route accordingly to maximize your time and efficiency. Viewing homes does take time, do your best to not fill up your day with other plans. Devote the day to finding your dream home! Do not pressure your agent into fitting multiple houses into a short period of time. This is a big purchase and you want to have the time to cover all of your bases.

A few things you may want to bring are water and perhaps a snack. Your list of non-negotiable that you have put together and a notepad and pen. Taking photos of each home is also a great idea. You maybe viewing multiple homes and things can start to blur together. You can reference these photos to help you narrow down your top picks.

Last but not least, head to the washroom before you start your tour!
